Planning team secures permission for mixed-use regeneration scheme in Crawley

DMH Stallard’s planning team is celebrating after helping to secure planning permission for the redevelopment of the Crawley Town Hall site, one of the key elements in the regeneration of Crawley town centre.

Forming part of a £150m regeneration scheme, the permission will allow for the demolition of the existing Council offices and Civic Hall to be replaced by a 9-storey building housing a new Town Hall with grade A commercial offices above, and a new public square. The proposal will also allow for up to 182 flats and a café on the site.

The planning team has secured a total of three permissions on this wider redevelopment site; the latest follows on from the approval of the demolition of the adjacent car park along the Boulevard, which will be the site of a staggered part 3-storey, part 6-storey and part 9-storey building providing 91 flats.

District Energy Centre

The redevelopment of the site will also provide a District Energy Centre for which planning permission was granted at the end of 2018; once completed this will provide decentralised energy to the approved redevelopment scheme, and also to other approved schemes in the town such as the Crawley College site.

Affordable housing

The regeneration of this central part of Crawley will bring numerous benefits to the town and once completed the redevelopment will provide a total of 273 flats, of which 40% will be affordable housing. 

The planning team worked on behalf of developers Westrock, Crawley Borough Council’s development partner on this scheme. 

Lisa Da Silva, Senior Planner at DMH Stallard said: “This is a very exciting regeneration project which we have seen through from initial inception in late 2015 to the commencement of works on site this month. The scheme will re-use previously developed land and ensure that the best use of the site is achieved. The new Town Hall and public square will create a new landmark within the town. The regeneration of this brownfield site will provide a significant opportunity to enhance the role and function of the town centre as a main employment area and as a vibrant place to live.”

The first phase of the redevelopment of the site is already underway, with site works being undertaken on the car park site, the demolition of which is due to commence before Easter..

The entire regeneration scheme will be completed by the end of 2022.
